The site, a former chemical works and oil depot, is being redeveloped as a mixed use residential and commercial development with a central marina, lock and canal. We were appointed to prepare the ground conditions chapter of the Environmental Impact Statement (EIS) as part of the Environmental Impact Assessment (EIA) for the site.
We carried out a combined geotechnical and geo-environmental investigation to establish the baseline conditions at the site. The ground conditions chapter addressed the impacts of the proposed development, identified the scope of mitigation measures that would be required and the residual impacts that would remain.
Mitigation measures proposed included re-use of construction arisings as part of a site-wide Materials Management Plan, on-site treatment of hydrocarbon contaminated soils and groundwater to reduce disposal volumes, construction of engineered soil capping layers across the development area and provision of gas protection measures to the new structures. The potential for geothermal energy was also investigated and the possible locations of geothermal piles was also discussed.
Planning permission has recently been granted for the development.
