Putting the Spring in your Step! Chalk Mining Assessment at Springhead Park, Ebbsfleet

By rationalising and simplifying the foundation scheme for Phase 2 of a 600 unit residential development, CGL has brought about construction savings of some £250k whilst, at the same time, delivering a more robust design solution. 

 

Project Director for CGL, Andy O’Dea, explains “The Springhead Park development is in an area known for chalk mining and natural solution features.  Having completed the first 300 or so houses, Countryside Properties (the developer client), decided to bring on board a new engineering design team”.  Working closely with the structural and civil engineers for the project, CGL recommended a major shift from the foundation scheme adopted in Phase 1.  “By adopting a novel polystyrene raft foundation solution, we could eliminate all structure-specific investigation, but still end up with a more resilient foundation solution.”

 

Andy adds “Addressing mining issues is all about managing risk.  This is another fantastic example of collaboration between CGL and our structural/civil engineering colleagues at Walsh Associates, resulting in clever engineering, cost savings and exceptional design on behalf of our ultimate client, Countryside Properties”.

 

CGL is continuing to support Walsh Associates and Countryside Properties with this project.  We have also been commissioned to advise on land quality and carry out negotiations with the Environment Agency and Local Planning Authority.
